Anslows offer a specialist lettings service covering every aspect of letting property, whether you are a “hands on” landlord or you would prefer us to look after things on your behalf.

We offer various levels of service - from our basic ‘Introduction Only’ through to our fully managed service. We pride ourselves in being flexible and able to offer a bespoke package to meet your requirements. Our top, and most popular service, is ‘fully managed’ which covers all of the below -   


‘Fully Managed’ Service

  • Property appraisal by qualified lettings specialist, with a written report issued to you within 24 hours.
  • Advice on industry regulations and requirements to ensure your property meets current legislation 
     Photographs, floor plan, and descriptions will be completed.
  • Property matched to waiting applicants via our specialist property software.
  • A “To Let" board will be erected at the property, to maximise publicity and create local interest.
  • Advertising through Rightmove and our own website www.anslows.co.uk
  • Arranging of all viewings to suit prospective tenants and supply feedback.
  • Advise of applications received and discuss each one in detail with you.
  • Carry out credit searches, and obtain references from employers and landlords (where applicable) on potential tenants and guarantors by using a regulated referencing company.
  • Draw up necessary paperwork and legal documents, following guidelines from the Association of Residential Letting Agents.
  • Carry out a detailed inventory, supported with photographs.
  • Assist in organising Landlord’s Gas Safety certificates, electrical wiring reports,  and cleaning or any maintenance issues that need to be addressed before the move in date - if required.
  • We recognise that many tenants have pets so, if you agree, we will complete an information sheet about each pet and where possible obtain a specific reference from the current/previous landlord to support the prospective tenant’s application. Larger deposits can be taken to cover any eventualities, and a pets clause will be added to the tenancy agreement.
  • We will collect the rent on your behalf every month. This will be processed and forwarded on to a bank account of your choice. You will receive a monthly statement with a clear breakdown.
  • We will meet your new tenants at the property to carry out a ‘checkin’. This includes checking and agreeing meter readings, handing over keys, and  reviewing the inventory.
  • Your new tenants will be given our contact details for any issues or emergencies.
  • We will carry out an initial visit to your property after the first three months ,following which we will submit a report to you detailing any issues raised or noted.
  • At the end of the tenancy we will meet your tenant at the property to carry out a ‘check out’. We will check the property and gardens against the inventory to make sure they have been left in a clean and tidy condition. Meter readings will be taken.
  • We will deal with dilapidations and any disputes in relation to the deposit return.

  • Your new tenants will be given your contact details for any issues or emergencies.
